What Can I do to conserve energy in my unit?

Please report any leaky faucets or running toilets IMMEDIATELY.  In winter, be sure all windows are closed completely.  Close the front and rear doors tightly when entering and leaving the building.

Do I need rental insurance?  If so, where can I get it?

If you do not have household insurance for your personal belongings, you are advised to obtain it.  This is for the protection of yourself and others occupying your unit.  We are not liable for theft or damage to your belongings.

What if I need to sublet my unit?

This policy is currently under revision.

UNTIL A SUITABLE SUBLET TENANT HAS BEEN FOUND, THE ORIGINAL LESSEE IS RESPONSIBLE FOR ALL REMAINING LEASE TERMS.

How can I get my profile on the Chicago Arts District website?

The Chicago Arts District (CAD) website, www.chicagoartsdistrict.org, has a 24/7 virtual gallery of work by local artists and allows residents to have their own Artists’ page.  Visitors to the site can search by artists’ name, medium, or profession, then see examples of work and read artists’ statements and bios.  The site also provides Event information and a News page that is frequently updated with stories about the many accomplishments and endeavors of this dynamic collection of artists and galleries.

All of the tenants in the neighborhood are eligible for their own artists’ page on the CAD website.  Out site is visited very frequently and a number of local artists have had their work chosen for gallery shows based on their artists’ page.  It’s easy to get your own page, just fully complete the form and provide us with the requested materials.

What are the common area rules?

KEEP HALLWAYS SAFE

All entrances and exits shall remain free and clear of any personal property, bikes, boxes, garbage or other debris. Any bikes, furniture, etc must be kept in your apartment.  This is for your safety and is also required by the State Fire Code.

KEEP HALLWAYS CLEAN

All garbage and debris must be placed in garbage containers and shall not be left on porches or in the common areas.       

KEEP PORCHES/DECKS SAFE

               Use of charcoal grills is prohibited on decks, balconies and porches.

NO ALTERATIONS OF THE PREMISES

             Tenants are not allowed to PAINT OR MAKE ANY CHANGES to the apartment without

               written  Permission by management.

Please refer to your lease agreement that states the following:

“The common areas may not be obstructed or be used for children’s play or for any other purpose than for access to or from Landlord’s property or apartments, except for lawns, benches, lounges and other areas set aside for special use.”

 

“Carriages, bicycles, sleds and the like are to be stored only in places designated for their storage by Landlord.”

 

“No waste receptacles, supplies, footwear, umbrellas or other articles shall be placed in the common areas, nor shall anything be hung or shaken from windows or balconies or placed upon the outside windowsills or balconies.”

 

“There shall be no cooking or baking done in or about the dwelling unit except in the kitchen or dining area.  Cooking on a barbecue or other similar equipment on a porch, terrace or balcony is expressly forbidden.”

 

 “ALTERATIONS, ADDITIONS AND FIXTURES. Tenant shall make no alteration or addition in or to the premises without prior written consent of Landlord. Such consent shall not be withheld unreasonably and may be conditioned upon Tenant's agreeing to restore the premises to its former condition upon moving out. All cabinets, drapes, blinds and shutters, plumbing, electrical fixtures, refrigerators, ovens, stoves, air conditioning units, and all other fixtures and furniture located on the premises are part of the premises and are leased at no extra charge to Tenant.”

If something occurs after hours, please leave a message on the maintenance voicemail. Please be specific about your problem and we will address it the following business day.

If you have an Emergency Situation such as a fire, please contact 9-1-1.

We generally respond to maintenance requests quickly, but are unable to schedule appointments in most cases.  Please expect a repairman to be working in your apartment when you have reported a problem, we will take as little time as possible to complete the repairs.

What do I need to do if I am moving out?

When moving out of your unit, please be sure to do the following:

Move out time is midnight on the last day of the month in accordance with your lease agreement.  This is the last possible time you will be able to complete any cleaning so please plan ahead.  If you will be ready earlier, please give your manager a call and drop off your keys.  We will be showing your apartment to re-rent it.  Keeping your apartment neat and orderly will encourage a prospective renter, and this can lessen the traffic through your apartment for showings.

We hope that you have enjoyed your home and wish you well as you relocate.  It is our intention to help you receive your entire security deposit returned.  To assist you, we highly encourage you to review the following suggestions:

Please notify the appropriate utility company of your forwarding address and the date you are vacating the premises for a final reading.  Also, please notify your local post office of your new address for forwarding your mail.

Charges for damages not existing at the time you occupied the unit and /or cleaning not completed in accordance with the above shall be assessed against your security deposit.

To make sure your deposit is returned in a timely manor please does not forget to Inform the Management Company of your forwarding address.

Keys should be returned during regular business hours (M-F 9:00am – 5:00pm) the Management Office.  If you are unable to leave your keys during normal business hours they may be left in the rent drop box located at 1945 S. Halsted.  Please remember to make sure your keys are placed in an envelope indicating what address they are being returned for.

Where can I park?

Street parking in the Chicago Arts District is easy and free, however, outdoor secured, unsecured and garage spots available between $50 and $100 per month.

Please contact your Management Office when you have a repair need, policy question, or to report concerns in or around the building which may need to be brought to our attention.  All Employees have voice mail and you may leave messages, if no one is in the office someone will return your call ASAP.

What if I refer friends to move Podmajersky Inc. for apartment leasing?

You will earn $100 rent credit when your friend mentions your name at his or her lease signing.

1. Your friend must sign a 1-year lease with Podmajersky, Inc.

2. We will credit $100 to your account once the referral moves in.

When is my rent due? 

All rents are due and payable on the first day of each month. 

Timely rental payments are important to safeguard your tenant and credit record. 

You are legally responsible for reading and understanding your rental agreement, in entirety, so take time to read it.  Contact your manager, or our office if you have any questions.

Are their requirements to prevent water damage from my shower?

You are required to have a shower curtain liner in your shower, and also a curtain on the window side of your tub.  You will be held responsible for any water damage caused by not installing and using shower curtains correctly.

Am I responsible for the utilities (i.e. gas & electric) in my unit?

Depending upon the building in which you live, you are responsible for gas and/or electricity.  Confirm this with your manager and set up your accounts with Peoples Gas @ 866-556-6001 and ComEd @ 800-334-7661. 

Telephones are the resident’s responsibility, and NOT a basic utility.  It is advised that you obtain extended service from the phone company, even though there is a slight extra charge for it.  As a renter, you may have phone line problems outside of your apartment, and since the deregulation of the phone company in 1986, this is no longer covered by the phone company.  The Landlord is not now, nor were they ever, responsible for phone lines.

Should I be concerned about security?

For your safety you should always have the door to your unit closed and locked at all times (even when you are home).  Please make sure the front and back door to your building close securely when entering and exiting the building.  If there is a problem with the entry doors please report the problem to the management office as soon as possible so the problem can be corrected.  As always, report suspicious people to your manager or the police.
